The following is a description of this property written by the owner that knows it better and does a better job of describing it than I can; in her own words.
From I-40 turn North on Clearview Exit 227. Continue North 1.4 miles (on a well maintained county road), and the property is on the East side of the road.
This property is located off Exit 227. Okemah is west of the property at Exit 221. East to Exit 237 is Henryetta. The property is in the country and provides the privacy that you’re looking for, but is close enough to town to be convenient.
This is an opportunity for someone to own a piece of history, with all the privacy and freedom that land ownership should be.
The rolling hills of Oklahoma. This property has rolling hills, a seasonal creek (Wolf Creek) which runs thru it, a flat meadow, as well as an ‘outlook’ hill on the SE corner of the property. Partially cross fenced.
Land owners know the importance of good grazing. Horse owners and breeders know the importance of ‘fescue free’ land. We have worked to eradicate fescue from this property, and promote the growth of Bermuda grass and other natural grasses.
It has 3 ponds, and all 3 ponds still have water, even with the drought conditions in Oklahoma.
There is a lot of history on this property. The huge oak trees which scatter the property were handpicked decades ago by the previous owners, during the clearing of this land, and most of those trees still stand today. This property was once utilized for hay production.

Wildlife? Stand in the front yard and watch deer, turkey, and coyote as they cross the hill to the east and north, or to the south, toward the creek.
The barn was built during the late 40’s or early 50’s, and it is still in exceptional condition (for its age). There are 11 stalls, a tack room (feed room), and 2 lofts. Half of the roof was replaced about 5 years ago. One of the lofts located in the SW corner, was built many years ago, and the other loft located in the NE corner, was added about 4 years ago. Literally tons of hay can be stored in this barn, and still have room to shelter your livestock from the elements. This barn was built to stand the test of time, and it has. There is water (frost free faucet) and power to the barn.
There is a pipe stud barn which was added on the NE corner of the barn 2 years ago, as well as a stallion run, which is located on the north side of the barn. An area was fenced adjacent to the stallion run, and it was used as an arena for a number of years. It has not been maintained as an arena, and has since been utilized as grazing for my stallion.
Also on the property is a smoke house and a well house (both built in the 40’s or 50’s). The well house has a new roof, and there is water in the well. Both buildings are constructed from old red block.
The NW corner of the property has approx 10 acres of blue stem. It was baled for years, but, it has not been baled for 3 or 4 years. This meadow has not been brush hogged.
This property is for sale because, it has become too much for me to maintain in the way which it deserves to be maintained.
